Certification module

ACAN for Real Estate

How ACAN certifies clean title, proof of existence, value and income for residential, income and commercial property.

ACAN for Real Estate is the certification module for property: residential, income and commercial real estate. It establishes that a property's title is clean, that every encumbrance is known, that the property exists as described, and what it is worth and earns, all before any interest in it is issued or traded.

What it certifies

No one can deposit a building into a vault. Instead, title is conveyed into a special-purpose vehicle, and interests in that vehicle are what later get issued. ACAN's value sits in the verification step that precedes all of that. A certified property with an undisclosed lien is exactly the failure that certification exists to prevent, so encumbrances are treated as first-class data.

How a property is certified

  1. Intake and compliance. The owner submits the property, its parcel identifier, and the ownership chain. The owner and beneficial owners pass identity checks.
  2. Title and encumbrance. A title company runs the search and lists liens, mortgages, easements and judgments. Owner's counsel delivers a title opinion, and a title insurer commits to a policy. Every encumbrance is recorded.
  3. Proof of existence. A certified professional visits the site, captures geotagged imagery, matches the boundary to the recorded survey, and documents condition.
  4. Valuation and diligence. An independent appraiser values the property, an environmental consultant delivers a site assessment, and the owner supplies the rent roll, leases and operating statements.
  5. Legal wrapper. The sponsor forms the special-purpose vehicle, conveys the deed into it, and records the conveyance with the county recorder, executed before a notary.
  6. Certification and anchoring. ACAN issues the certificate and a tamper-evident digital deed and anchors the record on-chain. The property is then insured per asset.

From certification to issuance

A licensed issuer fractionalizes the vehicle's interests under the applicable regime. From there the property manager reports rent, ACAN attests to those receipts, and those attestations become the trigger for distributions to investors. ACAN certifies and attests; the licensed issuer carries the securities activity.

Ongoing surveillance

ACAN re-attests on a regular cycle and monitors for new liens, tax delinquency, casualty loss, insurance lapse and sale. Any of these suspends the certificate, and the distribution trigger with it, until the owner cures the issue. On a sale or wind-down, the interests are redeemed and a final event is recorded, leaving the history intact.
